Can you buy an investment property with 10% down?
Investor Edge 90 offers up to 90% loan-to-value financing on eligible investment properties. This means qualified borrowers may be able to purchase with a down payment as low as 10%.

Why might a lower down payment help an investor?
Using less cash for the down payment may allow an investor to maintain stronger reserves or keep funds available for renovations, furnishings, repairs, or another purchase.
For example, the difference between 10% and 20% down on a $500,000 investment property is $50,000. That calculation does not include closing costs, required reserves, or other loan expenses, but it illustrates how the financing structure can affect the amount of capital an investor retains.
A lower down payment also produces a larger loan balance, so investors should carefully compare the monthly payment with the property’s expected income and operating expenses.
What types of investment properties are eligible?
Investor Edge 90 may be available for eligible:
Attached and detached single-family homes
Two- to four-unit properties
Planned unit developments
Warrantable condominiums
Rural properties
Condominium, rural property, and other property-specific requirements should be reviewed before making an offer.
What are the borrower requirements?
Investor Edge 90 is limited to investment property financing and requires full documentation. The lender will review qualifying income, assets, credit, existing financed properties, and any applicable reserve requirements.
Investors who plan to use rental income from the new property to qualify must currently own a primary residence.
The program may accommodate investors who already have up to 50 financed properties. This means investors with larger portfolios may be eligible. It does not mean one loan will finance 50 properties.
How does the interest-only option work?
An interest-only payment option may be available to eligible borrowers. During the interest-only period, the borrower makes the required interest payments without reducing the principal balance.
When that period ends, the payment is recalculated to include both principal and interest for the remaining loan term. Investors should evaluate the future payment, not only the initial interest-only amount.
