Waterstone Raises Its Conforming Loan Limit to $845,000
If you’re shopping for a home and your financing needs are approaching jumbo territory, there’s a new reason to review your options.
Waterstone Mortgage has announced a temporary increase in its conforming loan limit to $845,000 for eligible one-unit homes. The change applies to qualifying loans with new rate locks beginning September 10, 2026.
For buyers in Tulsa, Bixby, Broken Arrow, Jenks and surrounding communities, this could provide another option when deciding how to finance their next home.
What does the higher limit mean?
Loan limits help determine which mortgage programs can accommodate the amount you need to borrow. Waterstone’s increase allows qualifying borrowers to explore its eligible conventional programs for loan amounts up to $845,000.
If you previously discussed jumbo financing because of your loan amount, it may be time to compare the options again. The right fit still depends on your finances, the property and your goals.
The loan amount and purchase price are different
The $845,000 figure refers to the mortgage amount. A home’s purchase price may be higher, depending on the funds you contribute and the program’s requirements.
A higher program limit also does not automatically increase your individual approval amount. Income, credit, existing debts and other underwriting requirements still matter.
Who can use the increased limit?
The announcement includes several qualifications:
• A maximum loan-to-value ratio of 80%. This compares the loan amount with the property value used for lending purposes.
• A new rate lock on or after September 10, 2026. Previously locked loans are excluded.
• An eligible Waterstone Fannie Mae or Freddie Mac program.
• A full appraisal. Appraisal waivers and reduced appraisal options are unavailable.
• An eligible property. Manufactured homes are excluded.
Additional underwriting and program requirements apply, and this temporary increase is subject to change.
Is this the new national limit?
This is Waterstone’s early program increase in anticipation of the 2027 announcement. FHFA’s published 2026 baseline limit for one-unit properties remains $832,750. Source: FHFA
